Did you know that the overwhelming majority of multifamily properties in the U.S. have fewer than 50 units? This interesting fact comes from recent Chandan Economics research published on ALEX Chatter. It turns out that smaller apartment buildings are playing an increasingly important role in our nation’s housing stock:
“Between 2012 and 2014, growth in the small-cap segment of the market accelerated, outpacing the tally of completed development projects for new medium- and large-cap properties.”
While large, amenity-rich properties in the urban core have dominated this development cycle, this new research suggests that demand is increasing for smaller properties outside of the urban core.
